A revision of the South Carolina Real Estate Licensing law (Act.170) was signed into law on May 23, 2016. The new license law will take effect on January 1st, 2017. There are multiple changes which will affect licensees or applicants.

  • Ten (10) hours of biennial continuing education will be required for broker and salesperson licensees
  • Brokers in Charge will have an additional mandatory 4 hour CE class out of their 10 hours in addition to the mandatory core course.
  • Sales initial licensure applicants will have to complete 90 hours of pre-licensing education prior to being issued a license. There will no longer be a one year “provisional license” issued after completing 60 hours and passing the exam. Applicant must complete the additional 30 hours prior to issuance of a full sales license.

There are many other updates, however the Commission is still in the process of reviewing to establish implementation and enforcement timelines for many of the changes.

There will be a special called meeting on September 7th 2017 to review the licensing law and to attempt to review concerns and interpretation issues. The Commission has asked that anyone wishing to provide written comment regarding license law interpretation concerns or issues please submit your statements no later than Friday, August 26, 2016 by email to

South Carolina Real Estate Licensees (except non-renewal provisional sales) with a June 30, 2016 expiration date may renew their licenses starting on May 2nd, 2016. We encourage all expiring licensees to please renew online. Individuals who are required to report disciplinary action, criminal convictions or pending criminal charges since last renewal will need to submit additional documentation and will be provided an email address during the renewal process for submission. Login information will be included in the header of your renewal notice.

This is a time of extremely high volume for our staff. In order to efficiently serve our licensees and avoid disruption during this period, any walk-in applicants will not be able to have their renewals processed while they wait. Pocket cards also must be mailed to the office location of the supervising Broker or Property Manager in Charge. We also encourage you to READ CAREFULLY. All routine questions regarding renewal can be found in the Renewal FAQ linked at the top of this web page.

In order to renew as active, Salesperson and Broker licensees who are not exempt from completing South Carolina Continuing Education (CE) must have completed eight (8) hours of CE. Four (4) of these hours must include the core course, and the additional four hours may be comprised of electives.

Remember that licenses which expire on June 30, 2016 and are not renewed before January 1, 2017 will be canceled by statute. After the expiration date, an additional $25 late fee will be assessed for each month it is late through December. As a South Carolina Real Estate Licensee, it is your responsibility to keep up with your expiration date and to renew. Licensees are required to renew whether or not they receive notice.
